Find a Real Estate Ally
(Hint: Laura Hauck & Steve Hauck)
A great real estate ally will guide you thru the process to a successful home sale.
Find an agent that is honest, trustworthy and makes you feel comfortable. An agent that specializes in home communities that are similar to the home you are selling often may offer valuable insight to help market the home by. No matter who your agent is: make sure to get a market analysis of recent homes sold. Homes that are similar in size, lot size & features, similar or same developments will help you to better understand the current market value of your home.
Luxury home listings often require a degree of discretion which is gained thru an experienced agent and a real estate ally which will keep your personal information confidential. If your privacy is important, it is not uncommon to require proof of funds before showings. This often is requested with home listings over $1M. A creative way to be honest & fair to both buyers and sellers is to have an attorney, CPA, or a private bankers’ letter be provided for financial ability to purchase.
Ultimately, the most critical point is to establish a long-term relationship with a Realtor/Agent who will act on your behalf in an ethical & professional manner, under all circumstances. A Listing agent represents the Seller, while a Buyers’ Agent represents a Buyer. Both sides have an obligation to assist in an honest & ethical manner to all parties involved in a transaction.
Once you decided on an agent to market your home, picked your listing sales price, it’s time to let the fun really begin: cleaning , de-cluttering & preparing the home for the market: pictures & virtual tours!
